Q: How do I get started?
A: The best way is to give us a call to setup a preliminary meeting.
Q: What if I already have my own plans?
A: Perfect! In our preliminary meeting we can go over your plans and expectations for finishes and designs. We can also discuss how the plans will actually layout on the lot.
Q: What if I don’t have any plans yet?
A: This isn’t a problem, and is actually a pretty common scenario. The first step is finding a lot that is right for you. We have a working relationship with several local realtors and we can provide their contact information if you need this resource. Once the lot is chosen, it is ideal to create a set of plans that will maximize the views and incorporate your building wish list. We can help out in this area as well. We can provide several template plans that can be modified to suit your needs. We also have a good working relationship with several architects that can add these modifications or even provide a set of plans from scratch based on your needs.
Q: What if I want to make changes to the plans?
A: We would need to meet and discuss the type of changes. Structural and cosmetic changes affect budget and planning differently, but we would be more than happy to discuss and make changes to suit your needs.
Q: What if I don’t have a lot picked out yet?
A: The first thing we would do is discuss what size lot you would need for the house plans you are interested in. Secondly, we would discuss the budget you are comfortable with. Third, we would review your list of desired locations. Based on these considerations, we would be happy to assist you in selecting the most desirable lot to suit your needs.
Q: How soon can you start on my project once I have a lot and final plans?
A: Once you have secured a lot, financing, and the final plans are issued, we will submit the plans to the appropriate municipality for the necessary permits. Once the review is complete and approved, we can start on your project.
Q: How long does it take to build a house?
A: The typical project runs from four to six months, but this could vary depending on the plans and specifications.
Q: What if I need help with the financing?
A: We can help with this as well! We are familiar with several of the best lending institutions in the area and would be happy to point you in the right direction.
Q: What is the difference between a construction loan and my mortgage; and how does all that work?
A: A construction loan is setup through your financial institution based on our construction estimate. A construction loan is approved and supervised by the owner themselves throughout the construction process. This occurs when the initial estimate is submitted and through several “draws” during the construction process. A draw is a periodic progress payment from the owner/lender during the construction process. The construction loan pays for the construction of a home. Permanent financing, or a mortgage loan, takes affect once the construction is complete.
Q: What can I expect during the project?
A: After we discuss your ideas, we will work together to create a detailed contract and production schedule. At Maves Construction, we want to know your goals for the project, things that might concern you, and where your budget is fixed. Once our crew begins to work, we keep you updated every step along the way.
Q: Who does your “Team” consist of?
A: We only work with the highest quality, professional, skilled workers; all of whom are fully bonded and insured. In addition, they all meet the licensing requirements for Nevada, Utah, and Arizona.
Q: How do I pay you?
A: At Maves Construction, we will create a project plan at our first meeting that details every cost aspect of the project. Payment will be expected at various points during the project, and will be spelled out clearly in the contract to avoid surprises. Our financial specialist can help advice you with lenders here in Mesquite or St. George that can help you apply for home equity lines of credit if necessary.
Q: Do you use local products and suppliers?
A: All project requirements differ, but we strive to use local products and suppliers from the project area as much as possible. With years of experience in the industry, we have developed relationships with many quality manufacturers and businesses that allow us to pass on the savings to you.
